Is there an advanced fee to
advertise my Vacation Property
with Timeshares By Owner?
Your one time marketing
investment reserves your place in
our extensive, international
advertising program (see Question
Two for details on our current
forms of advertising). As with
any advertiser, payment is
expected prior to the service
being rendered. When you take
advantage of our unique program,
you will begin receiving your
advertising benefits right away!
In some measure, too, our plans
to extend our program are based
upon the adverting revenues
received, since we are constantly
searching for ways to advertise
your Vacation Property to
maximize your exposure to the
vacationing public.

4.) Shouldn't I use a Real Estate
Broker to sell my Vacation
Property?
By far, the majority of Real
Estate Brokers simply are not
interested in listing Vacation
Property for sale and would much
rather utilize their recourses
listing traditional residential
or commercial properties for
sale. There are two primary
reasons for this: First,
commissions on traditional real
property products are higher. For
example, a Realtor can list a
home for $100,000 and ,let's say,
earn a 6% commission of $6000
when it sells, compared to the 6%
commission of $600 earned when a
Vacation Property listed for
$10,000 finally sells. The
smaller commissions become even
less appealing once we consider
the type of effort required to
sell a Vacation Property. A
Realtor typically sells inventory
in his local market to the local
public. He also has access to the
property as a selling tool.
Vacation Property, on the other
hand, must be marketed on an
international level. The seller
is in one location, while the
buyer could be in another
location and the Vacation
Property somewhere else still!
Furthermore, a Realtor is
precluded by the Resort from
showing the Vacation Property to
any potential buyers.
The few Real Estate Brokers that
do accept Vacation Property
listings typically require some
sort of advanced fee, such as a
marketing investment or an
appraisal fee. A small number of
Realtors list Vacation Property
on a commission-only basis, which
adds to the price of the Vacation
Property, but most of these work
in a local and narrowly defined
market.
You know your Vacation Property
can sell, because the Resort
sells units just like yours every
day! The key is letting the
vacationing public know that
YOURS is available! Since
Timeshares By Owner is an
advertising company, not a real
estate broker, no commission is
added to the price of the
Vacation Property. That means a
potential Vacation Property owner
can pay thousands of dollars less
than what the Resort is charging
by purchasing from one of our
current advertisers.

5.) Will my Resort help me sell
my Vacation Property?
Most
Resorts do not offer a resale
program. The reason is simple:
the Resort would much rather sell
its own available and unoccupied
inventory for top dollar than
assist you in selling your
Vacation Property for which they
will only receive a small portion
of the sales proceeds. Even when
a Resort does offer a resale
program, there is still an
inherent conflict of interest.
You should allow an independent
advertising company, such as
Timeshares By Owner, to give your
property exposure to the
vacationing public.

6.) Do I need an appraisal to
sell my Vacation Property?
No.
In the combined experience of our
Timeshares By Owner staff, we
have never come across a
situation in which an appraisal
was required to sell a Vacation
Property from our inventory. You
should also know that the
American Resort Development
Association (ARDA), the industry
trade association, denies
membership to resale companies
that charge an appraisal fee. As
a member of ARDA, Timeshares By
Owner does not ever require an
appraisal to sell your Vacation
Property.

7.) How do I know what my
Vacation Property is worth?
The
price of your Vacation Property
is determined by what a willing
seller agrees to accept from a
willing buyer. Even at the
Resort, the cost variation in
similar properties is often
astounding. The bottom line is
you need to feel comfortable with
the price you are asking for your
Vacation Property. You can price
your Vacation Property higher and
wait to get what you want out of
it. You can price it lower and
sell quickly, since, as with any
item, the lower the price, the
quicker the sale!. You can even
price it high and move lower if
you do not get a good response.
It's up to you! You may wish to

8.) Is it possible for me to
begin advertising my Vacation
Property today, but still use my
time this year for a vacation I
already have planned?
Yes.
While your Vacation Property is
being advertised, you should
continue to utilize your time. If
you accept an offer or actually
sell your Vacation Property
before your planned vacation, you
may use your time if you have
paid the maintenance fees for
that year. The rule of thumb goes
like this: "Whoever pays,
plays!"

9.) What do I do once I accept an
offer for the sale of my Vacation
Property?
You
are free to complete the
transaction yourself, although we
always recommend that you secure
the services of a licensed and
bonded title company in the state
or country in which the Vacation
Property is located.

10.) What do I need to know about
the Vacation Property Closing
process?
You
should allow a license and bonded
title company in the state or
country in which the Vacation
Property is located to complete
the transfer of title for you.
All the relevant documents will
be mailed as appropriate for
signatures. Your prompt response,
of course, will speed the
process. In about two to four
weeks from the day you accept the
offer, you will receive your
certified cashier's check from
the title company. The standard
practice in the industry is for
the buyer to pay the closing
cost, unless you negotiate
differently.
If you have contacted our
Purchasing & Renting
Department for assistance, we
will track the progress of the
closing process and assist as we
are able in effecting a seamless
transfer of title. Timeshares By
