4.) Is there an advanced fee to market my vacation property with Timeshares By Owner®?
There is never any commission charged when you sell or rent your timeshare with our marketing service. We charge an up-front marketing fee that covers you until you sell or rent your timeshare. Your marketing investment reserves your place in our extensive marketing program (see question two for details on our current forms of marketing). As with any service provider, payment is expected prior to the service being rendered. When you take advantage of our program, you will receive benefits immediately!
 

5.) Why shouldn't I use a Real Estate Broker to sell my vacation property?

By far, the majority of Real Estate Brokers simply are not interested in listing vacation property for sale/rent and would much rather utilize their resources listing traditional residential or commercial properties for sale. There are two primary reasons for this: First, commissions on traditional real property products are higher. For example, a Realtor can list a home for $200,000 and, let's say, earn a 6% commission of $12,000 when it sells, compared to the 6% commission of $600 earned when a Vacation Property listed for $10,000 sells. The smaller commissions become even less appealing once we consider the type of effort required to sell a vacation property. Second, a Realtor typically sells inventory in his local market to the local public. He also has access to the property as a selling tool. Vacation property, on the other hand, must be marketed on an international level. The seller is in one location, while the buyer could be in another location and the vacation property somewhere else still! Furthermore, a Realtor is precluded by the Resort from showing the vacation property to any potential buyers.

You know your vacation property can sell or rent, because the Resort sells units just like yours every day! The key is letting the vacationing public know that YOURS is available! Since Timeshares By Owner® is a marketing company, not a real estate broker, no commission is added to the price of the vacation property. That means a potential vacation property owner can pay thousands of dollars less than what the Resort is charging by purchasing or renting from one of our current advertisers.
 

6.) Will my Resort help me sell my vacation property?

Most resorts do not offer a resale program. The reason is simple: the resort would much rather sell its own available and unoccupied inventory for top dollar than assist you in selling your vacation property for which they will only receive a small portion of the sales proceeds. Even when a Resort does offer a resale program, there is still an inherent conflict of interest. You should allow an independent marketing company, such as Timeshares By Owner®, to give your property exposure to the vacationing public.
 

7.) Do I need an appraisal to sell my vacation property?

No. In the combined experience of our Timeshares By Owner® staff, we have never come across a situation in which an appraisal was required to sell a vacation property from our inventory. However, we can tell you what the range of prices are on the resale market on a timeshare just like yours.
 

8.) How do I know what my vacation property is worth for sale or rent?

The price of your vacation property purchase or rental is determined by what a willing seller/lessor agrees to accept from a willing buyer/renter. Even at the resort, the cost variation in similar properties is often astounding. The bottom line is you need to feel comfortable with the price you are asking for your vacation property. You can price your vacation property higher and wait to get what you want out of it. You can price it lower and sell or rent quickly, since, as with any item, the lower the price, the quicker the sale! You can even price it high and move lower if you do not get a good response. It's up to you! You may wish to review our inventory to see what our current advertisers with vacation properties just like yours are asking.
 

9.) Is it possible for me to begin marketing my vacation property today, but still use my time this year for a vacation I already have planned?

Yes. While your vacation property is being marketed, you should continue to utilize your time. If you accept an offer or sell/rent your vacation property before your planned vacation, you may use your time if you have paid the maintenance fees for that year. The sale of your timeshare will always begin on the next contract year and any weeks in the bank or for the current year belong to you. However, you may always allow the buyer to use your current and/or banked weeks as a bonus and you can place it into an addendum to the contract for the new buyers.
 

10.) What do I do once I accept an offer for the sale or rental of my vacation property?

For a sale, you are free to complete the transaction yourself, although we always recommend that you secure the services of a licensed and bonded title company. It is between you and the buyer as to which closing company you may choose. Timeshares By Owner® can always suggest a possible closing company if you are not sure of which one to use. For the rental, just contact the resort and make sure the week is available that the interested renter wants. Place a hold on the week (the process varies somewhat depending on the resort). Communicate with the renter and ensure that you are being paid by a secured payment method or through a PayPal account you can easily set up. You will inform the resort that you have “guest” staying in your place—and to avoid any confusion, our Concierge Department is happy to walk you through the entire simple and easy process.
 

11.) What do I need to know about the vacation property closing process?

You should allow a licensed and bonded title company to complete the transfer of title for you. All the relevant documents will be mailed as appropriate for signatures. Your prompt response, of course, will speed the process. In about two to six weeks from the day you accept the offer, you will receive your certified cashier's check from the title company. The standard practice in the industry is for the buyer to pay the closing cost, unless you negotiate differently.
